Hi Matthew, not as much in Fort Collins, but I have had some clients do this in Greeley and Loveland. It's a possibility here, even more so with some of the market correction we've had, but I think the price point makes more sense if you have the flexibility to live outside of Fort Collins, even if it's just for a couple of years.

Does your Realtor have any recommendations? I'd stay away from Groundworks, their contracts are predatory and they're overpriced. I have clients that have used Colorado Structural Repair and I've heard good things about Underpinning The Rockies as well.

Hi Steven, it looks like you've gotten some good advice here. In addition to what others have already shared, I'd suggest meeting with a local real estate attorney. Although Larimer County hasn't had some of the development issues and moratoriums that Weld County is experiencing, it's still good information for what developers could be facing down the road in Larimer. What kind of property do you own? I recently considered selling one of my first rentals to purchase something different. It's a cash-flowing property I've had for years and I ultimately decided to keep it and do a cash-out refi to purchase the next one. All that to say, your goals will determine the best exit strategy for you.

 I was thinking the same thing. Also wondering if more cities will follow with loosening restrictions as the initial fears and concerns have shown to provide more difficulties for community members.

You're basically right, that most Denver-area cities Airbnb laws prohibit short-term rentals in anything other than your primary residence. But ... there are a few that do allow them. 

Arvada, northwest of Denver, allows investment STRs with certain restrictions. Basically you can only do STRs for up to 240 nights a year, but you can buy more than one. (Read more about Arvada here.) 

Wheat Ridge, just west of Denver, also allows vacation rentals in non-owner-occupied properties. They have no cap on the nights you can short-term rent, but they do cap the number of Airbnb investments you can buy to one per owner. (Read more about Wheat Ridge here.) 

Centennial also just passed something, though I don't love that area south of Denver as much as I do the west and northwest areas like Arvada and Wheat Ridge. 

And then Adams County is likely (though not certainly) going to pass something this year to allow STRs in investment properties. (Read more about Adams County and Centennial here.)

You can always look in the unincorporated counties as well. Most of the mountain counties -- like Jefferson County, Park County outside of Denver and Teller County outside of Colorado Springs -- allow for vacation rentals.

 Yes! Similar to Fort Collins and NOCO, take a look at the city website and you'll find areas outside of city limits where this is a possibility.
