Mine vary with every property. It even depends on the time of the year and how the weather is. Right now I'm doing nothing today because there's a snowstorm and I can't get the 15 miles down the highway to get there. Every property has so many different things to do in it. Some are easy and some are complete gut jobs.

SimpliSafe has been great for me. I have it set just to notify me and I can call the cops if I need to. It also monitors the temperature for me, which is great in MN.

Absolutely not. Tell him that part of living in a house or apartment is maintenance. Remind him who owns the place. You can fix whatever you want and he should be glad that you are taking care of the building.

I have a SimpliSafe system in my house that I'm flipping. I was disappointed that the camera doesn't work without wifi, but the rest does. Here in MN my biggest worry is the furnace going out and freezing up the house, so I have the temperature sensor and a motion sensor. I have it set for push notifications so it lets me know if it senses motion. I'm not in a high crime area, so I don't worry about it too much, but it makes me feel better when I go there that I know there isn't anyone in the house already.

@Barry H. I'm surprised that your system didn't still go off. Doesn't SimpliSafe have back-up batteries in it to prevent loss of service if the power is cut? It still should've went off.

I have done a few of my apartments that have the laminated cabinets. I used 2 coats of oil based primer, two coats of paint, and then two coats of poly. They turned out great and have held up wonderfully. I also added mdf slats on the front to make them look like shaker style, and added nice hardware. 
I'm doing a flip right now and am going to use homemade chalk paint in Alabaster white and then poly over that. Much faster because the chalk paint doesn't require a primer and goes over pretty much anything.

Hey everyone :) I have a tenant that is a few months behind in rent for various reasons. (I know, really stupid on my part - will not happen again!). Now I want to give them a pay or quit notice. Do I have to do the 14 days? My month to month lease states: "Failure to pay rent by the 10th may result in immediate termination of this lease and eviction proceedings".

Any advice would be appreciated. Also, if anyone has a MN form they'd like to share I'd appreciate it.

It's in my lease that they have to have renter's insurance. I have asked for copies and they just aren't getting them to me. Do I send a final notice that they need to get it to me or get evicted for lease violation or just let it go? I would think I'm covered because my lease requires it and they signed it, but I don't want to get sued if someone falls and gets hurt. Do you require copies? Not sure what to do here. Thanks!

I had great luck with @Jason Bott for my 8-plex and got coverage through Berkshire. I had checked into State Farm because they are my personal insurance company and they were really high. However, I'm buying a flip right now and State Farm was the better option on that one. Others would only cover what cash I personally had into it at the time and State Farm would cover full replacement. Both companies had the same monthly rate.

I switched out a slab on a door that had a hole punched in it. It was a pain! I have decided that in the future, if the hole is in the right spot I'm going to trim it to make the door look like a panel door and put a slim piece of something within the trim to cover the hole. Paint and good! Here is an example, depending on where the hole(s) are.
