You should also check code enforcement to make sure there are no major violations. We are also looking for some apartment complexes here in the area.

Hey Mike,

       We were in somewhat of the same situation you are in. My husband and I own 17 units, and it's enough now to ssupplement our income. I was fortunate enough not to have to work a 9-5 job. 

First, I would highly recommend you don't quit your job. The more income stream you have the better. If you refinance your house and get a $100,000 out, that is quite a bit to work with. If you put 20-25% down and renovation costs it will disappear quickly. A lot of lenders look at rental income as only 75%. The less expenses you have the better. My husband still works everyday so he can have the extra capital to reinvest back into the real estate. So our biggest advice is to stay working, and keep reinvesting the extra money you make.

We just purchased a 4 plex that are townhome style, we were interested in maybe subdividing. What do you think the cost would be here In Colorado Springs. They also each have their own electric and water meter. Thanks for any advice.

Thanks you two for the feedback. It is very helpful to know that advertising, marketing and networking are very important even right out of the gate. I might have taken my time, and entered into it slowly had you not mentioned that. I'm also happy to hear that it is OK to stick with forms of advertisement that are comfortable for me. Speaking of that, do I HAVE to do cold calling and go door to door? My husband insists I go door to door, but I'm hesitant.

I'll be starting my first week as a licensed agent next week. What are the very first steps that I should take to get customers? We all are taught in the real estate training what to do but I'd like to hear what people REALLY do, what works, and best practices. Also which practice has the best ROI?

My husband and I just got verified on Google. What we did is we put one of our rental properties addresses as the business address. You can also put your personal address as well, but its also understandable if you do not want to list your personal address. Also when it asks you the hours of operation you can put closed mon-sun. We informed the tenant that there will be a white 6x6 letter from google and to let us know when it arrives. It takes usually about 5-6 business days for the letter to arrive.

@Rob Beland- We only count the deposit as income at the end of their lease, if we have to keep money for repairs and damages.

I would do a separate LLC. It costs as little as 50 dollars. That's in my state of Colorado. You can keep track of all your expenses on a simple spreadsheet. I attached an example down below

I believe everyone has their own definition of what they think is attractive and pretty. When you have a good personality and you smile and come off inviting to people, you will look more attractive automatically. It is not your fault if people that look at you find you attractive. It's more about how you present yourself, knowing that people may indeed be focusing on your looks. Try not indulge in the fact they are noticing your looks so you don't come off arrogant.  In the end, the only thing that matters is how you conduct yourself during the transaction, and the work you provide your customers once they are clients. So to answer your question, no you shouldn't use your good looks or sex appeal to empower your work. Simply be yourself, show your clients a good personality and let your work speak for itself.
