I am investing in some units for LTR and STR in both Mississipi and Alabama preferably with a DSCR type loan.

Has anyone used Estate Financial? They are relatively new (2020) but have great reviews . They seem very organized and responsive at this point ....

We are about to close on a property in Yuma, AZ. Looking for painters, a tiler, plumber and a cleaning & handyman service starting in the first part of the new year. Would appreciate any recommendations.

Hey Guys - 

Does anyone have any comprehensive Information regarding gift tax ? 

For example: if a parent wants to gift the post capital gains proceeds from a family cabin to 2 children ...Short of death, does the gift tax exclusion apply here ? I have one CPA telling me it does not and the donor must pay the gift tax on any amount over $15K annual and countless blog and other online info saying that any amount over $15K goes toward the lifetime gift tax exclusion ( currently over $11 million and soon to be reduced to $3 million) 

The parent IS NOT interested in a 1031 exchange BTW....and I will be seeking the advise of a RE Attorney...I just want to understand why it is so unclear.

Hey guys - 

I have an opportunity to purchase a fun little tiny house and finish it to use a as a little Airbnb rental with thoughts of landing in the Mojave Desert area of Southern California??? 

It is super challenging to understand the coding and laws regarding this - and yet I see them posted ALL the time as vacation rentals.

Any one have any thoughts or info....regarding ways around on permitting a tiny house as an Airbnb ???????
