@Sade Williams hey Sade! It seems like your question is more about how does she not sell, is that correct? Has the investor buyer submitted an extension of the contract, if your closing was supposed to have already happened? In Georgia there is a unilateral 8 day extension they can use, but after that any extension the seller would have to agree to or the contract dies. Do you have the unilateral extension in Florida? Either way, the buyer would have to request an extension from the seller, and the seller can either agree or not. If she doesn't agree, the contract dies and she is out. But check with your broker on if your state has a unilateral extension build in to the contract.

@William Clark you have to work under a broker or be a broker yourself. or you can make your license inactive, but that won't help you much. my advice, interview brokers and let them know what your plan is, find one that will work with you.

@Hayward Bryant Jr look up abandoned vehicle laws in your area. In my area, you file it as abandoned, run an add in the paper, get a license to "sell" it from the court, sell it to yourself and it's yours. That is if you want it of course. If you don't want it, try calling one of those "we buy junk cars" people and make a few hundred off it. Not sure that they'll take it without a title though. You could always try telling the seller to give you the title.

@Omow A. My thought would be someone's pay schedule changed, ie they went from weekly paychecks to every two weeks or monthly. They don't have the cash on the 1st, but on the 10th they do. And hundreds in late fees a month is a lot.

@Nate Crowley you just answered it yourself. Having a General contractor will be the easiest, but not the most cost effective. The most cost effective would be to sub out each job yourself. It really depends on how comfortable you are running the show, and the time you have to put into it.

The purpose of an agent is not just to find and show homes. They prepare contracts, coordinate with all related parties, ie the lenders, title company, sellers, to make the sale come together. As @Jake Thomas stated, the buyer will have an agreement with their agent, but will most likely stipulate in the offer that the seller will pay the agent's commission. They will frequently ask the seller before showing if the seller is willing to pay commission, because the buyer may not want to view the house knowing they would have to pay the commission themselves out of pocket. That is how not paying commission ultimately reduces your buyer pool.

@Alvin Ng Once you bought the property the rent due is yours. Contact the seller. If they attempt to keep it that is theft and you sue them. My guess is that if they refuse to hand it over and you notify them of your intent to sue, they may hand it over at that point. If not, you have to decide if the rent is worth going to court over to get a judgement against them.

@Joey Harrison hire a realtor. you seem to have very little knowledge of the processes and terms, which can only lead to a disaster for you. 3% of 50k is only $1,500. Realtors have contacts for all the people you need, lawyers and title companies. I don't think that's too big of a bullet to bite to protect your investment.
