I purchased a 6-plex that was converted from a home. One of the units has a bedroom where the attic used to be and the stairs to the bedroom are not up to code. I am afraid that bringing them up to code will be nearly impossible or very costly. My questions:

1. Does anyone have any experience installing spiral staircases in a small space? What is the cost (I do not care about aesthetics, just want them up to code)?  How is the permitting done/can it be a DIY project, etc. 

2. Should I leave them as is? I read that if I were to sell the house without changing the stairs, I would be "grandfathered in" and not have to bring them up to code. What are the pros and cons of this approach?

I'm sure this issue comes up a lot in flips, so I'm hoping there's a solution that makes sense and won't cost me a fortune. Thanks in advance!

Looking for a CPA and attorney in the Northwest Houston area (Klein, Tomball, Cypress area).

Also: Is there a quick way to get an attorney to look over a lease without having to go in and make an appointment?

I recently moved to the Houston area and am looking for a good meetup to join. I prefer a round-table style meeting as opposed to the big presentation "try to sell you stuff" meetings. Just a place to network and meet like-minded individuals.

I personally would not get involved with anything in or near a floodplain. Though you can't be sure, flood insurance will almost definitely go up in the future, especially somewhere like Austin with surrounding areas continuing to be developed (this leads to increased flows ie raised BFEs, etc). If you can find a buyer that is interested in turning the space into a large multifamily or something commercial so that they can put a parking lot on the first couple floors to avoid being in the BFE, then maybe, but I still would not mess with it.

Anyone know of a good title company or closing attorney near Austin, TX? For those not near Austin, any advice on how to find one that is trustworthy and affordable?

I am interested in joining my local Real Estate Investor Association (Austin, TX) but fees are $100. Is this a scam or a standard practice?
