You might consider quartz instead. It is more durable and slightly less expensive. That's what we use - it looks great and is difficult to damage. 

For color, I would go either with a white color or more black for contrast. Are you using the same paint colors throughout the house? White will be easier for tenants to decorate around, and white kitchens general don't look as dated as some of the trendier colors.

Cute house! To what you suggested I would add paint the shutters and brown area under the Windows white. Can you paint the dirty border along the bottom white too, and disguise with some native drought tolerant plants? Maybe add a more substantial step down from the porch too. It will look better and be safer.

Does your target buyer value yard space? If so, It looks like it could be a charming and private space for folks who value garden space. If you don't have budget to remove all the cement, could you remove the loose chunks, add sone soil and put down grass? the edge would not be straight but it could still look inviting. The tree might be adding needed shade and privacy. Could you remove the ivy and leave it? 

I don't know Baltimorevat all but in Seattle most folks would want the yard as yard for hanging out, gardening and general outdoor living over the whole thing being paved, unless they could park there and parking added value.

We use Quartz. It looks as good as granite but is so much more durable. No staining; and generally much better performing over the long haul. Price is generally a bit less than granite, but not always.

Is the kitchen small, or does it feel small? How are the three rooms laid out in relation to each other? Are there any charming architectural elements you would lose if you opened up the rooms? Do the rooms feel cramped as they are? Have you considered opening the wall between the living and dining rooms only?
