Great discussion here folks. I live in Boston, where we're lucky if we get 5 months of sunshine per year, but I love the idea of solar energy efficiency for rentals, personal property, and for the Planet (not necessarily in that order, lol).

Michael, where is your job located? Is it actually in the Boston Metro area?

Scraping Craigslist is against their terms of service, and in the past has even gotten a real estate  user sued.

So what's the consensus? Do they still work? I'm not talking about the hand-scrawled signs. I see professionally printed bandit signs in the areas I wish to  farm, and am considering ordering some.

@Harold Jones I highly recommend getting involved in a local REIA. THat's where I find everybody I work with. Yes, I love meeting other investors in the MA area!

@Brad Chandler That's what I was thinking. I cannot ignore the inquiry, especially because I live in the neighborhood.


But I know that there's no room for that hefty agent commission. And I'm not about playing games.

So as not to waste anyone's time, I am thinking put in an offer  knowing it won't fly, let the owner know how I operate for possible future reference, and just keep it moving.

@Brian Pulaski That would be great for someone new to wholesaling, but kind of a waste of time in my situation. I haven't done a deal yet, but have run numbers, made offers, etc. And fortunately I have a number of other replies I'd rather focus on. Thank you for the feedback!

Wayne Brooks that's what I thought--if there's a realtor involved at this point, there's no use in pursuing it.
