Thanks! I really appreciate you guys taking the time to answer my question. @Christopher B., I really like your approach of looking back year over year to see what the expenses were and budgeting/allocating from there.  That is how we handle our personal finances, so that makes sense.

Just a thought I had and wanted some clarification on: when running analysis on rentals, cap ex & repairs are always a part of that calculation, no matter what - and that I understand. BUT, once you’ve accumulated a certain amount in savings, is it still necessary to continue compiling that savings indefinitely? Is there an amount that you can kind of cap out at for the property depending on age, etc? Does the percentage drop at some point? What about with multiple properties - 10, 20, 100? Is this just a learn as you go kind of thing?

Hi @JD Martin! When we moved here a year ago, we couldn't find a rental - anywhere. We actually only found one because someone we knew, knew someone. I am confident, that if handled right, it could be a great market here. I'm going to send you a colleague request and I'd love to buy you lunch and ask some questions if you ever have time!

Hi! I’m Jen :) I’m in Macon Cty NC just west of Asheville. Currently, I’m a photographer. I have an amazing husband who supports all of my ambitions. (We actually just got married one month ago today!) And three great kids :) I’ve looked into real estate investing numerous times and never took the jump. My 30th birthday isn’t far away and I feel like I’m finally in a place mentally & emotionally to be able to make sound decisions and actually get started! I want to do rental investing - buy homes that are subpar, fix them up a bit and rent them out. The BRRRR strategy. I just finished reading The Book on Rental Property Investing which was super insightful! My next steps are to continue researching, work on building relationships, and learn as much as I absolutely can. Looking forward to meeting some great people!
