partnering up on a flip deal when I’m the money and he’s the rehab guy. I have No idea how to cut the percent of the profit and/or pay him labor etc. Thanks for the advise in advance.

How much do I compensate my project manager that checks on the progress of my rehab once a week for? He is invaluable to me obviously but I’m not sure how much to expect. Thanks.

@Scott Miyazaki Thank you for your response! ☺️ I really didn’t want to move my family but this seems to be the best option. I keep coming back to the idea of purchasing a multi family and house hacking just to take advantage of the 1st time home buyer program, even though I was trying to stay away from it lol. Thank you for your advise.

My question is am I still eligible for a first time home buying program on a investment property that I will not be living in? Thanks!

I’m conflicted about asking my family member to be my actual contractor or to ask him to act as a consultant/overseer of my rehab project. 
He is a busy man and highly sought out in his profession. Also, I’ve seen his work and he is the best I know. He has always had my best interests at heart which is why I thought of him as someone who can make sure the team I hire or he hires, sticks to the schedule and does quality work. I’m leaning toward this so I can free up my time. I wouldn’t want to under pay him as a contractor because we are family and he’s doing me a favor. What are your thoughts? 

@Chris Allen That’s great we’re on the same path. 😊 I will always be a nurse but I want to have passive income in case I need some time off :) Also, If I can bypass my student loans and buy investment properties I’ll be very happy. Thank you for the encouragement. It’s hard to make your first jump in but I’m passionate about it no matter what.
