Hello! I’m looking to see if any KC area investors are in need of some assistance. I’m a Realtor in MO and KS and future investor. I’ve done one flip a few years ago. The market for sales is a little slow right now, and I’d like to learn and immerse myself more in the investing side of things, and make a little side hustle money. So I thought I’d take the opportunity to see if some of you local KC investors might be in need of someone you can pay to run errands, check on jobs, do paperwork….whatever odd jobs you might need done. I’m knowledgeable in real estate as a real estate agent, plus have helped investors buy and sell, plus the one flip I did myself, so I can be an asset to you, while making some side money and learning more about investing for myself. Price point for the duplex would be around $300k for something I would consider living in myself.

I might have the income…I do need a good lender to talk to. Trying to find someone who has experience either this, but also personally invests as well, so they have first hand knowledge of it.

I’m not familiar with the section 121 exclusion.

I’ve lived in this home about 7 years. If I sold, I’d have about $100k-$120k equity. But my monthly payment on it is $1000 and I only have 3.875% interest rate. It would probably rent for around $1500.

So sell and get the $100k, or keep for an additional investment property with cheap debt service?

I would only buy a duplex that I’d be ok living in too. It would definitely be short term…maybe a year or so…or whatever works for the game plan of buying more properties after that (and also getting a new primary residence at some point.) I don’t mind moving out of my current home at all.

Correct, I don’t have the funds to buy both. I’m not even sure that if qualify for the duplex loan just yet.

But my long term goals are to continue to buy more properties to hold. Eventually work up to apartment buildings, etc.

Hello. I am looking at purchasing a duplex to house hack as an ideal way to get started in investing. I’d live in one side and rent out the other. I currently just have my primary residence and am wondering if I should try to keep it as a rental, if I can get approved for the duplex mortgage while still owning this home. I’ve been told that could be possible if I get a signed lease on this home before I apply for a mortgage on a duplex. I also had a fairly recent hit to my credit that may require some improvement first, and my current income is not consistent.

I don’t have a specific question, but since I don’t know what I don’t know, would love to hear any professional/experienced advice or input about this idea and best way to get started. TIA!

@marcusauerbach So you're saying the whole mortgage wouldn't be covered, or I'd be chipping in toward other expenses?
