@Cesar Perini thanks for sharing! This is awesome, I'm in Huntington Beach ca and considered a similar strategy one day. I think this post was less about details and more about the proof of concept! Did you have a hard time getting an appraiser to value the ADU? That's something I've been hesitant on! Thanks so much.

I am sure there are plenty of people who will jump in and add some value for you.  The best thing i did to get over this stress of investing out of state was read long distance real estate investing by David Greene.  It does a great job of explaining the difficulties but also the benefits.  Having a strong team in the market you are investing is important to your success. It definitely takes a little longer to try and get comfortable with the feel of a market in my experience than simply knowing your city you live in.  Once i finally zoned in on where i wanted to be and stayed focused on that area it got a lot easier. Then i could put all my research into that one area instead of being all over the place trying to chase one good deal or another.  Managing a rehab can be difficult near or far, this is something I am still practicing as I get more reps. I am an agent in Orange County, BUT I did open up my own Fitness facitlity (Crossfit Box) .  So if you friend has any questions about zoning what works ect. I have been through it all! I would be happy to help out.

not sure where the building is located, but a lot of situations around southern california are taking this type of situation and moving towards a creative office space.  It is really trendy right now, this open concept.  Not sure if you think it would work in your space or not. We have seen a lot of success with this model though.

Cagney, small strip centers most likely.  The stuff that the big dog investors do not have a interest in, but if I can buy while fairly unoccupied, lease it up to add substantial value I think that could be a solid strategy.  What kinds of properties do you work on mostly?
