I wish! Lease is up in July, and we have already sent her the letter of "not renewing her lease". So she already knows it will be over for her soon. She has been a terrible tenant. I am glad you said she didn't have the right to send them away. My thing is - if she didn't know they were coming, or they had shown up at like 6am, I could understand her complaint. But they told her when they would be back, she has a hole in her wall and a pipe we are fixing right away (to a very large expense I might add) - trying to do the right thing. But she ALWAYS complains. It doesn't ever matter. Nothing is every right. I am just baffled by her. Truly. I was very firm with her, and she flew off the handle. I hate that.

Okay - my problem tenant (that I inherited with the property) is at it again. She was doing really well.....no complaints for a whole two weeks! Thought we had turned a corner. The other day she called to let us know there was some bubbling and softness in one of her walls. A good reason to call. So - we had a contractor come out and investigate and we found a major problem. Thanked her for letting us know and the contractor got started working right away. Unfortunately, the whole thing started on a end of week - so he worked all day Friday, and then had to wrap up for the weekend. He had to make a hole in the wall to get at the pipe that had broken, and sealed it the best he could. But it is winter. We get a big long text from her late Friday night that she is freezing and she can't stay in her apartment....yada yada. I call the contractor and he said he explained everything to her, and she said she was fine while he was there. He told her he would be back early Monday morning to finish the work (the man now has to tear out the whole wall and reinsulate - it is a big issue!). So we told her we were sorry, but that we talked to him and it is what it is for the weekend. The small whole is in her dining room. She didn't respond, until this morning. We get a huge angry text from her that the contractors came at 8:30 and it was to early, and she didn't want them there, and she sent them away and told them to come back at 10!!! Unreal. I told her they explained to her when they would be back and she said 8:30 wasn't reasonable, and she didn't think it was right that they could just "show up". I tell ya. I am just wound up because I don't understand this tenant. She was complaining about it being cold, and here they are ready to do a FULL day of work so that by this evening she had a new insulated wall with new pipes and new window....and she sent them away. I just needed to vent because she drives me crazy. ALL the time.

Hi! This is mostly for the landlords who have properties in other states. We live in Massachusetts, but our rental property is in Pennsylvania. Do we have to file PA taxes as well?

Her lease isn't up until August 1st. We are working with her, and as long as she pays and doesn't make any more nonsense, then she cans stay until the end. We are not eager to go through an eviction process - we are out of town by 600 miles from our rental, so we would rather avoid if we can. She just seems to be a tenant that has a bit of trouble with following her rental contract. :)

Hi! I am a new landlord, so I have a question. We have a tri-plex, and we inherited 2 tenants when we took the house over in November of this past year. One tenant is awesome, and one is.....not. She is continuously late with rent, a constant complainer about things that are wrong, keeps having her boyfriends pit pull puppy over the "visit", smoking in the house (we have a new tenant in the apartment above her who keeps reporting her activities).....and many other things that aren't worth getting in to. We have tried giving her the benefit of the doubt, but we are all done.

If by some miracle she doesn't get evicted before her lease is up, what is the best way to explain to her that we are not renewing her lease? We are doing extensive work on the house this coming spring.....

Our rent total for the triplex is $1525/month. We have all three apartments filled. There is even room for a fourth, which we will be building out next summer.

My husband would like to buy more like it, but I am on the fence. Since this is our first one ever, I would like to wait a few years before we tackle this again. But the rental market in Connellsville is high - meaning there is a lot of need. We got 15 applications for our one vacant apartment last month. There are rentals - duplex, triplex, full houses, etc. all throughout the area.

Our reason for buying in this area is because we have family that lives there. I have seen Connellsville as a whole take a turn over the years - watched my parents neighbors go from high standing citizens of the city to drug slinging maniacs. So I said "no more". :) The houses around her were just recently bought by some flippers, and now the people who live there are more like neighbors I would want for my parents. :) So....keeping with that idea my husband and I wanted to "help" that idea along. That is why we invested there.

You can get really good deals on property in Connellsville, as well. Take a look!

Hi! We do this. We live in Massachusetts, and our rental is in our home town in Western Pennsylvania. We have a property manager who helps us with a few things (he doesn't cost much - just $500/year) and helps us interview tenants, tour the place, do time to time check ins, etc. and then when we got home to visit every 2-3 months, we stop and check in. We have been able to handle any emergencies from our distance just like we would if we were living right there. If we need a person to fix something (plumbing, leak, etc) we call the specialist, set up a time for them to come out, and either the tenant or our property manager meets them and lets them in. Heck, we even had carpet installed in our empty apartment at this distance - no big deal at all! It was the town we wanted to - and could afford - to invest in, so our distance didn't stop us.
