Hi Aaron, 

I would first find a software that will help with filling your vacancies by marketing your property for you accepting applications and screening tenants. Before you list your property make sure you have a written set of criteria for choosing your tenant.  Once you start handling calls, prescreen and make sure that with the tenant (and their parents)  meet all minimum qualifications before you show the unit. I would do an open house with all of your interested renters. Once you show the home invite them to complete an online application. Both parent and student will complete one and pay an application fee to be screened. Once you find an applicant that meets all the qualifications, move forward with signing the lease. I would absolutely run a screening on both the tenant and their parent, if the parent is needed as a cosigner.

I think this is a great idea, because renters still want to avoid anything that could mean an inconvenience for them. Giving tips for easy preventable maintenance cannot necessarily be enforced, but I don't see why renters wouldn't follow it if it means a better living situation for them.

Hi Chris, 

My suggestion would be to start out by writing your list of criteria before you even begin searching for a tenant. People's criteria really varies, but for good longer term tenants, I would be a little picky. Make sure to include credit score, income requirements, prior evictions, and criminal history. 

When you screen a tenant, there credit score will show. However, for rental history, you can ask for names and phone numbers on their application. I would recommend not calling their current landlord and focusing more on previous landlords. The reasoning for this is if they are a bad tenant, their current landlord may say nice things to get them out of their current location. 

I would not write out your own lease, especially as you start out. Look online for a state specific lease or even meet with an attorney your first time to get a state specific lease written out and customized to what you are looking for.

I would recommend getting on more sites. Trulia, Hotpads, Rent.com, Apartments.com, etc. The more sites your property is on on means more eyes on your property and more leads. There is software out there that will market your property to various sites like this all at once, which is a huge time saver. If you still aren't getting the response you're hoping for, maybe there's something you should consider changing on your listing. Reconsider your price point, take some new photos, change up the description, etc and see if that helps at all.

The company I work for has the social security numbers encrypted, so landlords and employees never see the applicants private information. That along with keeping your documents either locked up or in safe files on your computers are the best way to keep personal information hidden.
