Hi Catherine, 

When prospective tenants reach out to you, I would prescreen them over the phone or by email. Ask basic questions - income, credit, pets, nonsmoking or not. If they initially meet your requirements, invite them to an open house or showing. Once they view the property is when they'll most likely complete the application. 

My best advice is just to make sure you prescreen them. They last thing you want is to take time out of your day showing a property to someone who isn't nearly qualified. 

I agree with everyone below. Requiring renters insurance many benefits that outweigh the costs. Once you explain that to your tenants, many times they are more than willing to get the renters insurance without any fight. I wouldn't offer any type of discount because that doesn't benefit you in anyway. Stick at market rent, require renter's insurance, and ask them to list you on their policy so you are notified if they make any changes/cancel. 

Social media is huge! You can find out a lot about a person from their social media pages. I also think it's important to walk a perspective tenant to their car (or hand deliver an application to their current home) to have a better idea of the condition they keep their personal property in. 

No criminal history/eviction history is also important along with good landlord references! I think you have a great list going!

I really like the ideas you have. For reminder texts, it is also beneficial to have them confirm they are coming an hour or two before. I think open houses are great because it saves you time, while also leaving the renters with a sense of urgency by seeing other people interested. 

I've seen many different forms of promotions to get a renter to sign early; gift cards, percentage off of rent, or something like a small deposit for a pet, etc. 

Overall, I love the ideas you've mentioned!!

Hi Michael, 

My best advice is to be on as many listing sites as you can. Big ones like Zillow, Trulia, Hotpads, Rent.com, Craigslist, and the Facebook marketplace are all good places to be. The more eyes on your listing, the more leads to choose from!
