Hi all, Thanks for your responses. Yes, our #1 priority is re-renting and letting them out of their lease. Our tenants have been awesome! We were just curious since CO/snow slows things down for the rental market in Nov vs May/June when the lease was originally to expire.

As a landlord am I required to allow a tenant out of a lease (minus damages, cleaning fees, re-rental costs) if they notify me 60 days early?   I'm assuming I cannot continue to charge them rent after they leave and charge the new tenants rent............essentially "double dipping"

Brand new to property investing and very close to closing on a duplex in south Denver.     I don't want to collect rent checks or watch my mailbox for a physical check.  Would love to do this online.   Considering I'll only have the duplex (for now) what programs are the best to post the property, screen, collect rent?  Zillow?  Apartments.com? Maybe procure  my own rental contract & have tenants pay through Zelle?  Others?   Help!
