Just curious, why seller financing? If it's going to be your primary residence, have you considered a low down payment loan like FHA or USDA?

Assuming separate water meters are in place already, how could you charge tenants for water without running the risk of non-payment and having unpaid water bills end up creating a lien on your property? As the owner, I feel like this sets you up for liability if tenants do not pay their water bill. Can you write these terms into your lease and evict if the water bill is unpaid? I feel like I would be a wreck checking with my local tax collector every day after the water taxes are due making sure my tenant has paid within the 10-day grace period. Can I pay the water bill for them and then back charge the tenants? I am investing in NJ if that matters. Any advice is greatly appreciated.

Any idea if it's a tax lien or some other lien? Did the investor from 2012 buy it at a tax lien auction or sheriff sale after foreclosure? The only way for the town to come to own the property would be through unpaid property or water taxes, right? Ricky Butler let us know how it turns out :)

Hi Ryan welcome to BP. I'm actually looking to do the exact same thing, but I'm pretty set on living/"house-hacking" in Montclair only. Where do you live now? Hi everyone! I'm 23 years old and just getting started in real estate investing (and life on my own!). I'm from Nanuet, NY (Rockland County) but I'm particularly interested in investing in the Northern New Jersey area. I'm currently looking for a 'house hack' property in Montclair, NJ.

I've been reading a ton of the education materials on the site, bought a few books, and have been listening to the podcasts for about a month. I'm very excited to continue learning while I look for my first property and look forward to hearing from all of you about your experiences.
