Hello everyone and Happy New Year! I've been into one meetup with LA South REIA last part of December and I was glad to be there and met great people and a wonderful organizer Lisa. Very organized and educational. It's quite a distance for me but I'll go again this month for their main event to network more and learn more.

@Daniel Cuevas other than being active on this site, what can really help you connecting with people and same minded, is by joining the REI clubs via MeetUp. Check your local REI Clubs, attend few of those and see which group your comfortable in joining in and becoming a member. There's quite a lot around here in SoCal, but you have to choose which organizer and groups gives you the confidence of being part of. People skills are learned.

@Cathy Canales If your target property will rent out fast and high as you mentioned, why not just go with the hard money loan purchase for a month or two? Then have it refinance for lower interest rate, which if your positive cash flow, then banks will not have any issues lending you the money via conventional loan. I'm not into lending business but do approach your local community bank for the scenario.

Like @Michael Lee mentioned, all your cash expenses should be calculated in it. Other variable factors are a must also, like operating expenses • closing costs • annual debt service • vacancy rate
