@Joe S. I try to supply a fresh plain shower curtain, a roll of toilet paper, an inexpensive hand towel, hand soap and a trash bag for the reasons @Bill F. , @Bernard B. , and others mentioned.

I’ve been a tenant before. These are the things that I would’ve appreciated.

@Michael Koch most of the time commercial property listings will display a seller’s opinion on property class. For residential, it’s going to be mostly up to your judgment.

I look at two things to determine it, surrounding homes (their construction, rent values, interior/exterior appearance, crime) and the wife factor.

Class A - my wife would love living here but would likely think it’s too nice

Class B - my wife is perfectly fine living here

Class C - I would live here but my wife might not love it.

Class D - I would not normally live here and my wife would definitely not love here

This is obviously nothing official but it’s my meter. The properties I usually target are class B or C (preferably). In my opinion, class C will yield you the most consistent renters over time. I generally will fix up a class C to be a home that I would be comfortable living in. I use my expectations of basic home finishes as a gauge.

Class D is someone else’s game - cash flow and cash on cash returns can be massive, however, tenant turnover is more likely and turnover/vacancy is an expense.

@Juan David Maldonado not necessarily. Just looking at a BBB A+ doesn’t mean anything. Those are basically paid for.

Your best bet is recommendations from people who’ve actually used contractors in that area - BP is a great place to start asking. Once you get a few good contractors, ask the contractors for recommendations. Most good contractors will have other service providers that they’ve been successful working with.

It helps build a strong cohesive team when people prefer to work with others on their team.

@Michael Koch I love that area, I think there’s tons of opportunity zone in LR proper. From an investment perspective that interests me, Sherwood and the town of North Little Rock are fantastic.

There are some large beautiful historic homes in LR that you'll see on the MLS but they are going to be in C- or D zones, unfortunately.

@John M. Callahan Real Estate in Sherwood, AR is who I’ve used for PM for 5 years. I ha e no complaints!

10% per month, 50% 1st month for placement or lease renewal. -not ideal but I can shoot Rob Callahan a message and he takes care of things right away.

My initial thought when you said he didn't want to be audited was that he's not a tax-paying citizen and he's afraid that the FINRA transaction report would also notify the IRS (which happens with suspicious transactions)
