Most tenant screening software that I have used puts the onus on the tenant to enter their persona information such as SSN and DL number into the software. I just provide the software with an email and the prospective tenant gets an email where they enter all this information and the software then sends me a report.

Is there any software which lets me as the landlord enter all this information on behalf of the tenant? I have found that some people are not comfortable giving their information to a 3rd party website, but they do give it to me.

Hi, I have a large single family house 5 bedroom house that I am renting out to a large extended family of 4 adults and 5 children (9 occupants total). I was advised to check with my township if this many people exceeds any occupancy limits.

First question is this is a good idea to call the town's housing dept. and ask this?

Second are you aware of any such occupancy limits in your town or municipality or anywhere you have rented before? For example, X number of adults and Y number of children per bedroom?

Hi, newbie landlord here. I finally found some good tenants to rent out my house. Now I need a lease for them to sign. I found an attorney who said he could write one up for me for $350 (which seems kinda  steep for me, but again I am a newbie). I also found some apparently nice leases  specific for my state  for free just by googling. 

So should I cough up that cash for the piece of having a solid lease from an attorney or can I save that hard earned money and just use the best one I find online?

@Michele Fischer, thanks for your input. One part was not clear when you said "I think the focus changes to verifying that they are truly a company and are a going concern", not sure what you meant by "a going concern".

Is there anything else I can check as part of due diligence? If you could also ask your Mom what she did, that would be greatly appreciated.

@Matthew Olszak, thanks for your advice. In my case I don't think this company has a massive corp behind it. They did provide some references from other landlords and their certificate of incorporation (registered in DE in 2015). Is there anything else I can do to check their background? And in terms of their their financials, what can I ask for to see if that is on strong ground? Also what did you mean by "P&L"? Sorry, I am a total newbie so any advice you can offer would be much appreciated. 

Hi @Deanna McCormick, thank you for your advice, this company person guaranteed that he would have no more than one person per room except the master suite where he might have two. He also said that I was free to come and inspect the property anytime I wanted. Do you still think it is a bad idea renting to his company?

I am trying to rent out my 5 bedroom house in NJ and I was recently approached by a gentleman who says he represents a corporate housing company. He said his company provides accommodations for temporary workers (for example folks from India who work in the tech sector on a guest worker visa and remain in the US for a year or two at most).

Has anyone had any experience renting to these kind of tenants?

One concern I had is how can I run a credit check on a company and what are the possible consequences of having a company (an LLC) instead of an actual person on the lease?

What other pitfalls should I look out? Finally in your opinion does this sound like a viable tenant?

Post: Having 2 Families in a Single Family Home in NJ?

Just asking hypothetically of course. Suppose you own a Bi Level two story house but you are having hard time finding good renters for the whole house. And suppose you found 2 families who you really like and who like the house but cannot afford the rent.

Would it be possible to give each family one floor of the house? Suppose they both agreed to sharing the house and they each had a separate entrance.

Is this illegal or a violation? If it was, what is the worst that could happen to you if you were an NJ landlord an one of the tenants later had a disagreement with you and decided to inform the Man.

I am trying to rent out my house in NJ (rent is around 2500). I don't mind cats but I prefer not to have a tenant with dogs. So if I say that a dog would be $80 a month extra, would that be too harsh? If it is could you recommend a better one?

Newbie Landlord here, looking to rent my first property. Can't decide which type of tenant screening software to use. I see some of them (like TurboTenant) put the ball completely in the tenant's court, the tenant pays the application fee and enters all the information into the software, the software will just send me the report, but I don't see the tenant's SS#. Other software like RentPrep put the ball in my court, I have to pay the application fee and enter all the tenant's info (so I give the tenant a paper application to fill out and enter that info to the software). One thing I like about this is I have the tenant SS# (would I ever need this later, for an eviction maybe?).

Just wondering which breed you prefer? 

I also recently read some good thing on this site about Cozy, which of these two types is that?
