@Robert Herrera  Thanks Robert, yep, I'm thinking that's a possibility as well since it has been happening for over two months. I can check with my insurance, but I might go back to the contractor to see if he can fix it since it wasn't doing it before.

@Blair Poelman Not sure.   I know the contractor had to dig through the contract to connect it, so I think it is connected to the sewer.

Hi Guys, 

I'm having an issue with the basement unit tenant stackable washer/dryer overflowing into the bathtub drain.  

I had a contractor put in a washer dryer down there about two months ago, and it connects to the shower, but everytime the washer runs, it discharges this sand/buildup material.   When the shower runs, it drains perfect fine.

Initially, I thought it was just something leftover from the construction and it would clean itself out.  Not sure if I should call a plumber or try to do something myself with a snake or something else.  

I've included a picture.    Thoughts?

Great stuff Mindy! You had a solid plan and stuck with it and achieved financial freedom with your husband! You and your husband created so much tax free capital gains just by working hard on each property and forcing appreciation and moving every two years.

Something that wasn't mentioned on the podcast, what were the condition of these properties? Did you finance using conventional financing? 20% down? I'd imagine most of them were livable but dated condition in good neighborhoods with good schools. What was your average repair cost over these 8 properties?

Hi Nicholas, 


Thanks for offering your advice to us! Anyways, in 2017, I purchased a multifamily using FHA that needed lots of work (over 40K total, some of it repairs/maintenance and other things deferred issues like updating the electrical panels and putting in egress windows).

Also, I sold an investment property that i owned for 11 years, so I know I have to pay depreciation recapture and capital gains tax.  I'm predicting about a 16K in taxes from a total gross profit of 48K from a few calculators I found online.    

Last, I will probably fall in the 25% tax bracket from my W2 job alone, but I might fall in the 28% bracket with the sale of my investment property combined with my W2.  

Thus, can I use my expenses from fixup of the multifamily to offset the taxes that I owe from the sale of my investment property?    What expenses can be capitalized vs. expensed when it comes to investment properties?  Or does it depend?
