I'm looking for a HUD Broker in Florida, Pennsylvania and New Jersey that is willing to place HUD bids for me. I keep getting the run around and want a person that will help me out. Please Help!

Has anyone used ELance to create their funnel page? If not, who have you used?

For wholesalers that publish there weekly homes, the prices that they are asking is typically the same as you would find listed on zillow. Is it normal to go at them with an offer much less then what they are asking? I'm new to investing and I don't want to insult anyone but I'm not against them making money either. What is proper?

I guess at this point I would be looking for some private funds help to partner with me as I'm pursuing my first offers.

I'm trying to place 4 bids with HUD and they are requiring a proof of funds letter. Is there any suggestions on how to get one.

What is a good rule of thumb for figuring a percentage for closing cost in Florida?

My head is spinning with trying to start my Real Estate Investment business on my own. I don't have much money and my credit is dinged up pretty bad but I do have the will and desire to succeed in this business. I set up an LLC and started a website and have been educating myself but I tend to learn more by doing and I'm not sure how to go about doing this. I'm looking for any help to get me going and land that first deal.
