I am in California right now but moving to Prosper next month. When house shopping in the North Dallas area we looked at Light Farms and was inpressed. We ended up buying a new home in Prosper (Highland Homes) that will be finished in a few weeks. I am also looking at investing in a rental property and have been looking in Celina as well.  I am waiting till I move and get settled before buying in the North Dallas area.

Does your agent manage property? Are you planning on using a property manager? Since you are out of state, you should have a property manager handle your rental. Anyways, if I was you, I would find a very good property manager in the area and get his or hers feedback on potential rents.

@Gary - thanks for the info.. so for $200k you can get a duplex that will rent for $1325 each unit?

With your strategy buy/hold/rent 150k range homes. How much typically are you putting down to make them cash flow. What are the rents like?

Thanks for your replies.. Great info... I have some experience with having a rental in Southern California. I understand that having just one unit is not the same has having multiple units. I am aware that it is a tight market in North Dallas to invest in rental properties. A friend of mine has been buying new homes and renting them.. typically 3000-3500 sq ft homes in Frisco and Prosper. He said that he is getting rents between $3000 and $3500 per month and having no problem finding renters. Do you think that buying new homes for rentals is a good strategy? What would you suggest?  Would you buy one $400,000 new home and rent it or buy two lower price existing homes?
