Hi John,

Complete transparency - I work at Great Jones Property Management. We use self-showing technology for each turn. Our goal is to decrease vacancy time and self-showing technology eliminates the back and forth of scheduling which has proven to get more prospective tenants in the door and rent the units faster. 

Prospective tenants must upload a selfie of themselves and their credit card information to help eliminate the risk of any sort of vandalism or theft. Our leasing agents then reach out to the tenant to discuss their thoughts on the property as well as the next steps and to ensure the property is just as it was when they got there. For an extra step of protection, we do have an insurance policy on each lockbox just in case, however, we have never had to use it.

Hi @Nathan Woo and @Dan N.- sorry to hear you are having challenges with your PM. I do not have first-hand experience with Parc, so I can't be helpful there, although I know that responsiveness is a challenge with many PM cos. In full transparency, I work for Great Jones- a property management company with over 3,000 doors nationally. We are a bit unique in that we have spent the last decade operating some of the largest REITs in the country (Waypoint/Invitation Homes, Progress Residential, American Homes 4 Rent, etc.) and now work with smaller investors to help them get the same efficiencies. 

We may or may not be a good fit for you guys (we are quite responsive!), but regardless happy to talk through the players in the space, and help you think through if at all helpful. Let me know!

Having said that, we have seen it all (good and bad PM's) and happy to provide context whether we are the right partner for you or not.

I have a SFH. There are 2 tenants on lease until August, 2020. I wanted to sell the home to use the money as a downpayment for a larger deal. I was wondering what people's experience has been selling a home with tenants in place - do you think you get fair value for it?
