All but 2 are rented.

Thinking of selling part of my portfolio in Pontiac, Michigan, Must be cash, ( No seller financing) seller buying another property doing a 1031, buyer needs to be a little flexible on timing as there are a lot of moving parts to do this.

I like Pontiac Michigan. Lots of 2% deals. Easy to rent. In the center of The wealthiest county in the state. I’ve done well there. The city management, police department, fire department, and schools have been overhauled. And there is a lot of new interest in downtown development. I can only see value’s going up. Jeff

Hello all!

I’m looking for a syndication that will provide a monthly cash flow, Allow for the use of my 1031 proceeds, And at the end (2-10 years?) Allow me to 1031 into another investment.

Any syndicators out there?

I'm looking to invest up to $450k and would like to be a passive investor (1 of many) in a large project, I would need the project to be ready to move soon.  

If you are aware of any syndicators with experience in this area who are currently working on raising capital for a project, Please pass on my information.

It is less expensive to break a window glass then kick in a door. And it’s easy to fix.
Up date : My just bought a place at crystal Mountain.

Hi Leigh, Welcome to BP! I’m a investor in Michigan. Michigan has a lot to offer, have a look at the city of Pontiac. It’s the lowest price area in the wealthiest county in the state. You can purchase a $40-60k 3/1 and rent it for $800-1100 mo. Theses same homes were selling for $80 k+ in 2006. values are slow to come back but are on there way. ( rents recovered faster then value) There are good PM’s in the area and lots of tenants. Good luck Jeff Weaver
