I just got back from Rochester and here is what I found out:
I went out there in search or rental property to buy and hold. I looked at duplexes priced from 35,000 to 225,000. The low end buys you a poor neighborhood rehabber. The upper price buys you a beautiful Arts and Crafts duplex in a great area. The problem as I see it are the rents are low and the taxes are HIGH. Appreciation is not that great either. Although the area has medical and high tech jobs, along with many colleges, the job market isn't that good and Monroe County is losing population. Everywhere I went I saw for rent signs. I'm taking a wait and see on Rochester.

From reports I get from the local paper and realtors the area is experiencing a comeback in parts of the city. They elected a new mayor and just built a new stadium. However they do have their fair share of violent crime still. I'm going out to check it out for myself.

Hello everyone. Just found this site, and I'm finding it very informative and helpful. I've invested in the Florida pre-construction market with great success and have rehabbed a Florida SF which I now have rented. Planning a buying trip to upstate NY for multi family deals in Rochester area. I'm a licensed building contractor here in Mass. and welcome questions in that regard.
