Hey All!

Excited to be on BP and not only learn a lot more about REI, but to make new connections in the RE world (near and far) as well! I am a young investor and flipper with 4 units on Ohio State University campus and I manage 30 others in German Village, OSU, Short North, Dublin and Clintonville (what I consider the "hot spots" of Columbus). I am looking to add to my portfolio in both investments and property management.

I have held my license since graduating HS 10 years ago and have spent the past 5 years on the commercial investment side of RE. If you are interested in the Columbus, Ohio market (residential/commercial investment), give me a shout as I am coming across deals on a very regular basis.

Hey All!

A family member of mine is looking to sell a large brick commercial building in the Brewery District near downtown Columbus and German Village. This opportunity is 2 blocks off of Schiller Park and has frontage on HIGH ST and is on a corner lot! 

Currently, the building is zoned 419 (commercial housing) and has a rooming house license that is registered with the State of Ohio. I see a couple of options for this property: 1) Renovation and continue to rent as a rooming house. 2) Redevelop into commercial office space.

This building is in need of a total renovation, but could really be a stellar spot with the right person in charge.

I have an off-market offering for a possible redevelopment/new build in a highly desirable part of Columbus, Ohio (Clintonville). 

I have 2 lots next to each other:

1 has a 3 bed, 1 bath house with a 2 car garage (Lot Size 45x175) - rents for $1,200/mo (long-term tenant)

The other is a vacant wooded lot 45x175 that is zoned residential and is ready for a house to be built on it. 

1st lot could be cleared and rebuilt, added onto or simply updated, while the other lot could have a large new build. 

This could be ideal for either an investor or an owner. Houses in this area sell between $175K and $350K. This is a HIGHLY DESIRABLE neighborhood in Columbus, OH where houses are on the market less than a week and are consistently calling for highest and best offers. This house is also located a block and a half from a community park, bike path and Olentangy River.

Anyone have a favorite website with good deals on postcards and mailing? Also, do you prefer to send the postcards yourself or to give the web company your list and have them mail it directly? Looking to do my first mass mailer. Thanks for any advice!

Post: Pros/Cons of starting your own independent brokerage?

Interested to hear people's thoughts on this. I'm trying to decide whether or not I should start up my own operation. I would ideally like to move away from a large named brokerage and start an independent brokerage. Anyone have experience and know what all goes into this? To clarify, I would like to open a flat rate brokerage where agents would pay a flat fee (ex. $500) per closing as opposed to a % split. Agents would have to supply their own lock boxes, signs, cards, office space, etc. (basically all day to day essentials). I would simply hold their license and provide e/o insurance. This is a rough draft but I'm interested in hearing people's thoughts on whether or not it's worth it. I figured it is an enticing option for investor agents not looking to split larger commissions.
