Could either of you clarify one fact, does the bid need to come form a qualified broker or can I obtain a Real Estate Salesperson license and place bids to "save" the 3%?

Whether its month-to-month or annual, definitely don't do it verbally, thats a nightmare waiting to happen.  Get it in writing.  There are many lease/sub-lease contract templates out there.   As far as background check, i've used http://www.tenacheck.com before, which is cheap, but not sure if you want that detail.  If nothing else, search your states criminal history and court records databases, those are usually cheap or a few bucks.

I guess it would of course depend on the area, but I wouldn't waste my money if merely as a marketing technique.  I think i would take a different approach: sell those products/services to the new buyer after they take possesion.

Interesting idea.  I'm not sure it would fit into the psyche or schedule of someone selling their home, but if you can get them to agree...

Aside from stumbling upon a few homes from people enjoying their winter in Florida, thats a pretty nice tip.
