I'd suggest taking a look at the No Money Down book under the Education Menu on this site.  Other options include searching for the term "wholesaling" or "no money down" in the forums.  There are dozens of excellent threads.

Clarkston would be a great place to invest as well as start out, very desirable and well to high priced. So, provided you can find a good deal, it should be great to rent. Use the BP rental calculator to find out if the numbers work. Good luck!

Well yes they can sue you as well as me for anything they like. Winning is another matter. From the sounds of this guy, it sounds like all talk. Ignore them.

If I'm thinking it right now, you've got about 120' of wall that you are furring out 4"? Are there electrical outlets in the walls in question?

Seems strange that boxing in the brick wall would lose you that much square footage. Any pics?

I wouldnt mess around with a DBA, set it up as an LLC from the start. In Michigan, the filing fee is $50 and takes 2 minutes. If you are the only owner, the IRS will see the LLC as a sole-proprietor, so your taxes will be no more complicated than they are now. File for an EIN with the IRS using the SS-4 form (free), which will allow you to open up a bank account in the LLC name. If you ever gain a partner, you can then use that same EIN to file your partnership taxes.

Since it's cheap and easy, get the LLC setup out of the way from the start, and you'll avoid all the questions you asked down the road.

Oh, since DeuterInvestments.com is still available, and you've mentioned it publicly, I recommend purchasing it asap before some squatter grabs it.

I don't have any guidance from the insurance end, but just curious how so much damage occured?  Did you have baseboard heat or did a pipe burst on the top floor and it went unattended when it thawed?
