Wow - Just the thought of buying RE in NYC sounds terrifying and impossible to me!  I'd say scoring a deal where you can live for free is a home run.  Newbie here, but my vote for yor next step is to live frugally, spend what you need to get the rental going, and save every other penny that you are no longer paying for housing.  That plus a home equity line of credit is your ticket to the next level.

I know if you google landlord attorney's there in one that has offices in Denver and the Springs. The firm is THSlaw.com They have a boiler plate lease you can use after you become their client. Not too many attorneys do contracts because the state has standard forms that are fill in the blank. Most suggest that you fill them out and then they will review. They typically have a minimum fee/flat fee for that. Not very hard to do that and I would think you could find one via google that would be as good as the next. Search something like real estate attorney Colorado Springs. I would think the item that you would want to research is fee structure after you determine the very minimal competence level. I would want an attorney that had done at least a couple in the past year. My friend had one look over his FSBO contract and was charged $500. Really the title company does the lions share of the heavy lifting.

Thanks @Bill S. That is the kind of advice I'm looking for. I've purchased a few properties in the past through agents, but now am interested in a particular FSBO I'd like to make an offer on. I've read that a RE attorney can be used instead of an agent for "a few hundred dollars". Certainly reasonable compared to an agent's 6%. I'm just not real familiar with how to choose a lawyer. I feel like my case is (or should be) peanuts compared to the kind of RE deals the big players are involved in. I'm hoping to find someone who can handle the job without charging for big-time expertise.

Just for comparison, in Paris they sell apartments (Studettes) that start at around 80 sq. ft.  And you probably can't find one for under $100,000.

I'm looking at a duplex in a town about 45 minutes away.  I do NOT want to manage it myself.  The property is in good shape and is currently being managed professionaly (owner also lives out of town).  What are the pros/cons of continuing with the existing PM ?

Seems like the pros include:

* continuity in relations with tenant

* familiarity with property/neighborhood

* knows maintenance people who worked on property in past.

Anything I'm missing ?
