Hello Everyone!

I recently picked up a Bank NNN property in OH at Auction. I was curious if anyone has had success in getting small commercial loans with a competitive rate, based on the lease in place I would be seeking 5 years / 25 yr amortization. Most of the lenders I have seen look at 500K+ mortgages, this property I would be looking to do an LTV 50% at a $530K purchase price. If you have financed a small property like this before and have a lender you would recommend or advice, it would greatly be appreciated!

I am working on ramping up my RE portfolio and someone through my network is working on getting me an off-market deal with their landlord. I am trying to better understand how to reward this person, as they are putting a lot of effort into getting the landlord to meet me with me. As I understand, finders fees are mostly illegal, how would you go about this? This person definitely deserves something and she is not a licensed real estate agent/broker. I want to do things right and I appreciate your valuable input. Thank you for your time!

I am interested in purchasing a rental property that can support professional management. I am finding the northeast more challenging to get into buying a large unit property. My question, buying properties in other states does that create any major hassles, nexus, or have you had a lot of success with it? Any feedback to steer me in the right direction.
