@Clifton Mallory welcome! I grew up in Northern Virginia and have successful real estate family members in your area dealing with mostly luxury real estate and development. However, there are a lot of opportunities in your neck of the woods! I am happy to see that being new to Real Estate you are diving into the back end of things and digging deeper into investments! I started my real estate career very young and we optimistically ignorant to what opportunities were available. After I dabbled in regular residential real estate, I jumped ship to investment, turn key, and portfolio development. Great opportunities!

Michael, I use a combination of powerpoint and/or publisher. I am not at all graphic designer savvy and can produce great layouts and material using those 2 programs. You can essentially spend an hour building a template for yourself pretty easily, and then just input the property information etc. Postcard mailers I have just used EDDM program that will approve designs, print and mail for me. Those can get pricey but the return is long term, and consistency is the key.

If you can get your hands on NARPR through a local or trusted realtor, or find the local business journals, they tend to have great resources that are often condensed and already well presented.

I would tread lightly using fiverr for SEO purposes. Not to say that someone on there does not know what they are doing, but you need a more hands on approach with an individual (even if it is a virtual part time assistant). I would consider looking into upwork and having a plan of action of what you want to accomplish and then interview the candidates that apply via upwork. SEO can be expensive and not very effective if in the hands of the wrong person/company. Good luck!

@Audrey Truesdale Absolutely we do. We retain our clients for years through multiple purchases and sales helping in all fields along the way from maintenance, leasing, purchasing, closing, finding lenders, establishing LLC...the works.

@Cedric Macon  it is pretty simple actually. We typically find homes and do moderate to extensive renovations to them, then we put them under a property management firm out of charlotte that we have worked with extensively. We then co-market with them for more appeal and get it leased knowing what our cash flow goals are. We then present that to our investor clients as potentially aligning properties to match their portfolio needs. We then handle the entire process of closing, and have quite a few lenders that we recommend for various transaction types. We also keep a close relationship with our clients and generally try to handle any maintenance with our crew that we have, and also help lease when its that time again. Very fair, always profitable.
