I would call a local HVAC contractor. But first go to the website of the brand of equipment you're looking to install. These website will give you a list of hvac contractors in your area that have taken training courses and actively sell their products. These contractors should be able to sit down and go over your wants and needs and give you options that would help you do what you want to do.

look into duct blasting test and blower door tests. These will tell you how much you home is leaking and the leakage of your ductwork. Any air leakage in the ductwork should be addressed and would speak more with the contractor about options you have at this point. There are plenty. Also that dirty areas on the unit can only be prevented by proper air filtration. This will keep you healthier and prolong the lifespan of the system.

I appreciate the words of caution but I wouldn't leave my job until I have a substantial income from real estate.  

I believe in myself and was looking for brokers who are closely involved in investments located in CT and Ma. 

I have a well thought out business plan, systems ready to go and a schedule planned to maximize lead gen at a minimal cost. Really just would prefer a mentor for a broker rather than just a check signer

I'm not leaving my hvac job until I buy a my first investment, but 5 years is to long of a time frame. by the time I purchase my first place I'll be 10 months or so into having a 1099
initially to assist with investments but now plans are to transition into real estate sales full time

I would think the best route would be a ducted return. Sheet metal gives no place for mold or bacteria to grow while a wall cavity is nothing but food for anything that may want to grow. Then it ultimately is blown around the space everytime the fan runs. Sheet metal would be easier cleaned down the road as well. While the final say is your local inspector, either will ultimately work. But what is the better choice. Sheet metal isn't that much money when speaking of return ductwork compared to supply ductwork which in most cases is much more details when designed. 

Go with sheet metal.

require a proper heat load calculation from the contractor you go with. It will give you the correct size unit to go with. It will also initially separate the good companies from the guy who will never return your calls once the job is done.

If gas isn't already available for a gas furnace that would add to your install costs as well.

If you are going to continue to pay for utilities I would get an energy audit done on your property. This will show you the areas in which you could address that would save you money. Also, here in CT, it opens us up to possible tax rebates.

aireserv of North central ct. I work here, we are a small business based out of east windsor. we go the distance for our customers and then some. If you still are searching for a company to use, I would be glad to talk to you more.

For over a year now I have been planning my entry into the real estate field. I have completed the real estate course and passed my exam. Now I am ready to sign on with a brokerage. While I have a few in mind, I would love to work with a broker or agent that is actively involved in REI.

My only condition is it would be a part time position to start due to the time frame I am looking to purchase my first property and would be holding my full time position until that point. I'm currently a full time hvac technician with my contractors license and would love to leverage my skills to help out the right investor.

I am open to suggestions and here to answer any questions.
