Both the Solo 401K and self-directed IRA can be used in any real estate investment opportunity that your personal cash can. There are certainly things to know and understand. But a REIT is not your only avenue.

Don't discount the IRA and 401K as vehicles to retirement. They can be used in real estate investment and are great ways to build a retirement. I help clients all the time with them. You can contact me if you need any more information.

Another option is a contract for deed. Typically I hate those and do NOT recommend them, but in this situation it might work. You could also lease option it, a bit safer for you. In both those scenarios you could crank out the rehab and then collect a month or two of rent/payment rather than sitting on it. Under those, however, make sure buyer informs the loan officer of what you're doing, as there can be issues with financing but doable if there's notice. And, of course, make sure your documents are solid.
