@Pyrrha Rivers I wish my agreement and experience is like yours, but total opposite. They told me, once posted on their website, it seemed like I had to CATER to their time frame, or else, they'll continue with the work order. No approval on my side. That's what I took from them, and it happened. Talk about before and after pictures, I don't think they ever did that before I moved in to my unit. They also offer video. Yeah...pictures and videos never happened. I checked the website portal, there's nothing there. Thanks for the input.

@Richard Montoya Hey Battle! No, I don't want to publicly introduce that persons name. Although, things didn't work out for me, I wish them all the luck. But, if you want to know the company, private message me. I highly agree with the 2-way communication. And I have done the face-to-face talk but our agreement deters from what I want. Anyhow, our agreement is about to extinguish (within 30 days of notice), and I'll be looking for a new PM soon. Thank you for recommending JWC.

@Brian Cowan Thank you for sharing your similar story. After the whole incident happened, I did tell them how I felt and what should change for a better working relationship. After talking to one of them, they said it was applicable for them to call me if I don't respond via website. Then they changed their mind because the main "PM" took charge and reminded the other person that it doesn't work like that. So, spoke to the main PM, and told me how he runs the show from non emergency to emergency work orders. I felt like I was in no place to judge where my money goes and as well as my perspective. Thanks!

@Jeff Sprunger Thanks for the response. I am thinking of that route since I'm currently in town for the next year before deployment. But, on the high demands on my current job, not sure if I'll have the time. Will do my best, though!

@Adam Jernow He honestly indirected my intentions in the first place to write a written agreement. I guess that should have been a sign to get out. But, I was in need then and not getting any better. Thanks. 

@Marina Shlomov I believe the stipulation agreement, without owner notice, is $500. Needless to say, they want double beyond that and never contacted me. I asked for an invoice, and got nothing there either. I'm doing my research now to find a "honest" PM. Thank you.

After purchasing my own duplex recently, I've decided to hire a Property Manager due to the lack of knowledge in dealing with my tenants. Before I moved in, my PM told me what needed to be replaced and whatnot via website. I responded that I'll do this and that on the work order via their website. Find out after expenses were dealt with, it came out nearly $1,000! They basically ignored my response and did everything for that work order. I honestly don't think caulking around the sink, paint patches from holes on the dry wall, oil hinges, cleaning and basic maintenance would cost that much. Don't you agree? So, I've spoken to the PM about the whole issue especially the website deal and response, and he said "it'll vary on their call". I asked for examples and he said if emergency calls like electrical wiring is loose, definitely get that fixed, right? Then I asked about a broken picket fence that I could fix to confirm to fix it or not, he answered indirectly which basically meant yeah, I'll do that whether you consent or not. I honestly don't know what to do or how to engage this issue. I'm honestly am willing on learning what it takes to be a part time PM, if it happens again. Because he's basically controlling my money, and that's a NO GO for me. Any suggestions/thoughts?

Thanks for the thorough explanation. I knew the difference between a rentERS vs a rentALS insurance. I was just clarifying if the Rental Insurance is the same with Landlord's policy and was just another way of saying it. Because I was explained to a USSA agent that a RENTALS Insurance cover your property and a RENTERS Insurance is for the RENTER only. I thought I clarified this on my first post. I was just trying to see if there were just different words that had the same meaning. Thank you once again.

I recently just purchased a duplex (two unit) in TX. After closing and signing (and bought my first house ever!), I gave USAA a call to see if the account for Home Owners Insurance is activated, in which they said it was. But, I told them that I'll be moving in for a couple of months due to tenants lease I have to honor, of course. So, they basically told me that I have the wrong coverage policy because it's suppose to be Rentals Insurance which basically covers the house and none of the tenants personal goods. Yes, I know there is also another insurance that sounds like it but are totally different which is Renters Insurance (which covers you, per se you were the tenant, if you were to rent a place). But, then I asked others that are experience and ventured in this type of business, and they said they have Home Owners Insurance and others have Rental Insurance...I'm totally lost, now! I don't know which coverage policy I should be really looking into or have. Any help, please?
