Hi to all, I have been a licensed broker in two states(AZ and FL) for many years.  I've only been a broker in Florida since 2018 but I've been out of the state for large periods of time.  I've previoulsy focused on flipping houses and residential sales but now that I'm in Florida full time I'm strongly considering starting my own property management company for residential leases. I do not have much of a social media presence as I have relied on previous clients(mostly in AZ) for repeat business.  Any advise on which platforms Facebook, instagram, or any other ones are the most effective for attracting new clients to hopefully sign contracts for rental property mgmt?

hi @Jaycee, the top floor(the one you see on the listing 8915 E Wes Pl Tucson), is essentially a ground floor as far as entering and exiting the home as the bottom floor(finished basement etc) is underneath it built into the other side of the foothill the house is sitting on. The only situation when the stairs have to be used on the top floor is when going downstairs to the backyard. I'm thinking my home might be more suitable for a family anyway being that it is a 3/2. My home is technically considered a SFR not a duplex. I chose to divide the two floors and put a locking door between the two at the stairwell. I have already thought about the point you mentioned about some prospective tenants not being fond of the fact that both floors aren't available but until I get back to AZ which could be awhile I need it for storage. I kind of didn't want to mention that on the listing so that it wouldn't turn people away before they even had a chance to see it in person. Any ideas on how to handle this? This is a unique home and it actually has a full kitchen, 2 bed and 1 bath downstairs and I think it might be well suited as a very large vacation rental(entire home) or both floors being rented separately at some point in time. Hi @Jaycee , thanks so much for responding so quickly! Home is 2 story but I'm only renting out the top floor.  GLA is 1974sq ft, 3 bed 2 bath , blt in 1974, 0.33 acre lot, 85749 zip code just outside of Tucson, AZ city limits.  Current asking rent is $2675 per month.  Located about 1/2 mile from the base of Sabino Canyon recreation area and Coronado National Forest, beautiful mountain views, cut-de-sac, very nice neighborhood.  I would say the home is probably worth around 575-600K.  Bottom floor is not being rented out and I'm using it as storage.  Any insight would be great.  Thanks,  Jeff

I’m a realtor who is trying to rent out a single-family home on a 12-month lease. I am currently living out of state so I have hired a property management company to handle this task, however, my home is still sitting vacant with very few prospective tenants. It has been on the rental market for about 55 days and the average in the area is supposedly 36. I've only had one person look at my home.  I feel as though my home is priced too high, however, my property manager insists the price is competitive.  I'm not sure I have full confidence in this property management company. I have rented out this home short term before and have been successful but I don't have any experience with 12 month leases.  The home is in a very desirable area. I’m having trouble determining the correct monthly rental rate for my property. What are the best sources or methods you use to accurately set rental rates in your area? Any tips or tools for evaluating the local market would be greatly appreciated. Hi, I'm a licensed real estate broker in Arizona and Florida and I'm considering doing broker price opinions again.  I have done well over a few thousand of these in the past but I stopped doing them about 8 years ago.  Do lenders still order broker price opinions, or are they just ordering appraisals and using automated valuations in lieu of BPO's.  If they are still being used does any one have an idea of the pay range for standard drive by BPO's and interior BPO's? Also,    I'm trying to find a list of good companies that need broker price opinions completed. Can anyone recommend some good companies? I used to use Corel Logic and Land Safe but it appears they know longer are in the business.  Any advice will be greatly appreciated.  Thank you. 

Hi everyone,  I'm just about to start the renovation phase of my next flip house in Deltona, Florida and I'm trying to find a good budget friendly place to find decent kitchen cabinets?  I'm not crazy about the big box stores as they seem to charge too much.  I would like to install all wood cabinets as this house will hopefully sell in the low $200K's after renovation.  Any advice on a good place to find these cabinets in the Orlando/Deltona area would be great!  Thanks
