Hi, I'm a licensed real estate broker in Arizona and Florida and I'm considering doing broker price opinions again.  I have done well over a few thousand of these in the past but I stopped doing them about 8 years ago.  Do lenders still order broker price opinions, or are they just ordering appraisals and using automated valuations in lieu of BPO's.  If they are still being used does any one have an idea of the pay range for standard drive by BPO's and interior BPO's? Also,    I'm trying to find a list of good companies that need broker price opinions completed. Can anyone recommend some good companies? I used to use Corel Logic and Land Safe but it appears they know longer are in the business.  Any advice will be greatly appreciated.  Thank you. 

Hi everyone,  I'm just about to start the renovation phase of my next flip house in Deltona, Florida and I'm trying to find a good budget friendly place to find decent kitchen cabinets?  I'm not crazy about the big box stores as they seem to charge too much.  I would like to install all wood cabinets as this house will hopefully sell in the low $200K's after renovation.  Any advice on a good place to find these cabinets in the Orlando/Deltona area would be great!  Thanks

Hi, I'm am investor/broker in the Tampa St Pete area.  I'm looking to extend my house flip search area out to the Orlando area as I have been making full price cash offers over the list price and still have been outbid for some of my prospective flip projects.  The market here in Pinellas county is an unbelievable sellers market!  Since my mls extends all the way east to Volusia County and it also includes the Orlando area I'm willing to start looking for homes in Orlando.  I'm looking to not spend more than about $175,000 before repaired on 3/2, 2/2,  sfr homes located in safe areas where I don't have to worry about my projects being vandalized/broken into.  Any ideas on which part of the Orlando metro area are ripe for finding a good deal?  I could even go up to Deland.  Thanks,  Jeff

Hi Charles, I'm a real estate broker/investor in Arizona and soon to be Colorado and Florida. I also own a vacation rental condo near Cancun, Mexico and I have a vacation rental SFR in Tucson. I should have my brokers license next week in Florida where I will be living in the Fall and flipping homes. I'm going to be focusing on flips in the Pueblo, CO area and Central and Northern Florida area due to rising home prices in the Tucson, AZ area with fewer deals. As far as your question about investing in Orlando area, I am going to most likely invest there also. I'm assuming you meant disneyworld not Disneyland? I have heard good things about cash flow for buy and holds there but just be aware that there are some areas in the Orlando Metro area that do not allow for short term rentals. Just be aware of that. It could either be a suburb city that bans them or it could be an individual HOA, so make sure that you do your homework on whether short term rentals are allowed and also what any give municipality/area neighborhood HOA etc considers short term. 30 days or less etc. Maybe 90. but in any case just make sure you run your numbers and don't overypay for the property. Also, make sure you know what a realistic rental rate. A good place to start is by going on vrbo.com and researching what homes are going for in the area. As far as finding a good property manager goes that is difficult! I think I finally found a good one in Mexico but I researched it very carefully. One thing you have to worry about is them renting our your place without you knowing it or charging more for your home than they are telling you. My best advice to minimize your chance of this happening to you is to buy a couple of outdoor cameras, build a good relationship with your neighbors(They can see who is staying at your house and whether or not they should be there) and demand frequent and detailed records from your manager! It is worth it just do your homework and don't be afraid to go through as many contractors/ managers/employees as you have to in order to meet your goals. Finding good people to work with you is not easy; even if you know how to find good people. Some of it is just trial and error. Good luck!

I have discussed it with my CPA but I was still somewhat confused about the topic.  Thank you for clearing up the S Corp question.
