I am sure there are many areas that are pretty hot around the DFW and Austin-San Antonio areas.  I just finished my first investment and it was in New Braunfels.  I am leaning towards SA more now.  Primarily due to the more affordable prices and it seems like a strong rental market.

I got my place in NB rented.  Took me 3 weeks from when I closed on it.  I did lower the rent a bit. 1545$ for a small 3/2 about 1300sqft.  pretty happy with that time frame and price.  my mortgage tax and insurance is about 1200$.

I just closed on a place in New Braunfels.  I wanted to go in the Austin area but the prices are so high it makes it difficult.  I am happy with the spot I ended up in.  I am looking to do my next one in the Corridor or San Antonio most likely.  GL

Welcome to BP @Richmond D Kopp !  What type of strategy are you looking to do?  I am looking to do a brrrr or maybe a flip in SA area in the near future.  I just closed on a new build in New Braunfels and got it rented out.

@Chilann Chan I just closed a couple weeks ago and my property manager is still looking for a renter.  I have had 4 or so interested.  I listed a little high to see how it goes.  Honestly I just trusted my agent, and he sent me rental comps to show all that,  looked at the appreciation in the area and it was good.  Rental rates seemed good. So I jumped in.

I just closed on a new build in NB. I almost bought in Kyle since it is much closer to Austin. I ended up in NB for 2 main reasons. 1 the house was cheaper, 231$ for a new build and 2 the taxes in NB are around 1.6% vs 2.3-2.5% most other areas I liked. I have been considering San Antonio or possibly Temple for my next investment. Mainly due to more volume and more affordable places to do something like a BRRRR with.

@Elin Trinh I just closed on a new build just north of San Antonio in New Braunfels.  If you have the capitol to leave the 20-25% in the property or you are not really trying to grow a real estate portfolio super fast, then it can make sense.  Plus for me, my wife felt more comfortable and secure with a new build vs a fixer upper since we live out of state and felt there were less risk with it.  All that being said, it would be nice to have some of the money back out of the down payment to buy another place though.  :)

I went with Texcel on my rental That am closing on soon. So far they seem great. Although not the cheapest.

@Mike Biasatti I am in the middle of my 1st turn key deal in New Braunfels. Starting out this way to ease into it in A less fearful way. I am pretty eager to jump in but my wife is super skeptical and fearful so figured this would be lower risk and a smother process. But the idea of doing a BRRRR sounds really nice to be able to get the capitol back to do another one if I want or to just have it liquid. I was born in Tx but live in Cali now. I want to join this REA meet up as well. I like that whole area for investing.
