Depending on what class of home it is, I try to stay with 1 color.  Maybe a different color for the bathrooms.  The light grays and tans are still popular here. My go-to color in bathrooms is "Rainwashed" by Sherwin Williams

There is no "easy way" in real estate.  If you have no funds, you should work on that by finding a partner or private money partner. 

Brandon Turner wrote a book called "Investing in Real Estate with No (and low) Money Down.  You should check this one out.

Your first deal, I always suggest to run this by a more seasoned investor to make sure you covered all your bases as far as expenses, rents, capex, etc.  They know what to look for.  A second set of eyes never hurt anything.

I go with the cheapest big box.  Usually the $100 one.  I've never been told by a tenant or potential tenant that they don't want to rent this house because "the toilet isn't nice enough"

I think finding a local mentor would be good for you just starting off.  I believe you should always be honest with the seller AND it should state right in your contract that the contract is assignable (I'm not an attorney and this is not legal advice).  If the deal is really a deal, the investors will find you and you won't have to worry about not finding a assignee.

I don't think this is a red flag.  It's quite common here and landlords just post that out of courtesy.  They most likely don't want to freak the tenant out by signaling the property is for sale...sometimes the tenant might feel that with a new owner, they are going to have to move or rent will be raised etc.

Inheriting a tenant on your first deal is a little bit risky.  If they are on a month to month lease at this point, and your plan is to renovate to force appreciation/higher rents, I would most likely move on and send them a 30 day.  Them being slight hoarders makes the decision easy if I were in your shoes.
