@Dennis Nikolaev California seems like a landlord hostile market now.. either finance and lock in lowest rates in history and buy in growing areas elsewhere in US, like my place Guam or elsewhere that has caps in terms, and great economic outlook. Learn from brokers, escrow co.'s , economists... Look where REITs are investing. Good luck !

@Bradley Post find a good to great deal and money, partners, investors to buy contract will be many... Ask escrow to forward your deals and info to experience (rich) frequent customers.

@John K. great advice!! I would suggest learning a area close by and become an expert. Investors like and trust market experts. Network with everyone in field, agents, escrow, etc.

@Ola Dantis I vote for cashflow quadrant also! After that I saw everyone differently, and knew which quadrant to work towards...and made it there. The first book RDPD is a good primer to shift mindset by telling a story, the best way to educate in my opinion.

CFQ shifted gears and built nicely on top of that.

Finally funded whole rehab, had to give up some equity but not lions share.. investor getting 35% ROI in 4 months secured note&mort so everyone happy.. On to next.

@Theresa Harris friend was supposed to find rehab but he's tied up for now.. when I see something good I Just F*cking Do It... I have several sources getting $ together to fund and profit along with me... Tell them all 1st come 1st served.

I closed already, don't want partners, they slow me down. building connections for HML that likes $$$ and understands the safety in investing in notes/mortgages for short term projects.. high ROI %


I closed a deal in Yigo Marianas Terrace close to AAFB.. have $40k-50k AS-IS equity profits.. . if i rehab ($40k) can be $80k-100k profit. I am tapped out of funds and looking for HML that likes $$$.. willing to sell a $40k note secured on with mortgage on property for $30k investment, 4 month term... 10+ years of experience on Guam. Ex REA, Full-Time Investor. Im not liquid at the moment, closings end of october but if i don't get this on market by nov1-5 will have tough time selling during holidays. Let's make some $$$$$, serious inquiries please.
