Work with good re Property management/broker company in areas you focus.. they know the market and the numbers best. Ask local title companies who are the top dogs.

Guam USA. I may sound biased but I laugh at the ROI/ROA/Caps stateside. The sec 8 program amounts are so high here, and prices lowwww.

@Bryan Rodas. Usually required to disclose on offer that seller understands that buyer is a licensed re agent/broker. Wearing 2 hats tricky tho.. why haven't renewed my license lol.

This is late, hope your doing well on investments. Yes a good team is essential. A good way to build on would be to find the best title/escrow companies around your target area, ask who are the closers for agents. Ask also best lawyer, accountants, property managers. They WILL KNOW, saving you time. Let them know your goals and get lists of potential deals, use you agent/broker, not sellers.
