I personally don’t need a LO but the buyer does. I know the buyer personally which is why I posted here on BP as a favor to him. Are there any other positions I should be including into the transaction? If not would you mind sending me your recommendations?

Hello BP,

I'm selling a SFH in Baltimore, Md. Specifically the home is in Nottingham, Md. I already have the buyer lined up with an agreed upon purchase price. I'm looking for a loan officer that may be able to help me with this transaction. This is my first time selling a house so I'm not sure if I need more manpower outside of the LO so any advice would be appreciated as well.

Also not sure if you've considered this yet but if you're going the VA route, it states that you must "have intention to occupy one of the units". Just food for thought

Welcome to Guam @Matthew Kresge!

I am military stationed here on Guam as well. Me and a friend have started a meetup that we host monthly, would love to have you join in. I have not purchased on Guam but am very familiar with the market as I’ve submitted tons of offers lol. There are a few in our Facebook group that have purchased, even a couple agents who invest on island. The group on FB is called “Guam Novice Real Estate Investors”. Is the home still under construction? Interested to hear how your leasing/ tenant finding goes. I’m here on island as well and if in your shoes would probably pursue a military duo tenant. I.e. 2 military members who both receive 2205 a month.

But why can’t a real estate investor ALSO invest in the stock market? I feel like there’s a really strong stigma of “it’s either one OR the other... never both”... Just my thoughts as I currently do both 👍

Welcome to island Adam, I live on Guam as well.

A lot of times you will need proper licensing for things like that here on island. I have yet to personally wholesale but it certainly sounds like something you would at least need a business license for.

I’m apart of a Facebook group called “Guam novice real estate investors” if you’d like to join and ask your question there you may find some luck.

Each of you offered a bit of skepticism in some way or another which is slightly alarming for me. Maybe I can clear some stuff up so I can reach out for a more vivid picture of what I am up against.

I’m currently living on Guam, and not to be biased but it’s a tropical paradise. It is a VERY hot market for the business model because the local government recently came out with an implementation of short-term rental licensing. Which means not very many people have the new license thus decreasing competition. I am also privy to all local tax laws and regulations. I understand this business model doesn’t work everywhere but I am fairly confident it will work in my market due to the fact that tourism is the #1 source of income for the island.

Not only is my landlord privy to my intentions but wishes to partner with me as well. This benefits me for a number of reasons a couple of which being; repairs/ cost will be paid by him, I will also not be locked into a monthly contract with him because we will be partners so seemingly there’s actually no risk in it for me.

Again, I know this will NOT work in every market all the time but I have done enough research to feel confident to pursue it here. I appreciate your considerations and look forward to hearing anything I may have missed or anything that I may need to tweak!

Hello BP!

I will be starting my own AirBnB arbitrage with a landlord soon and I’m incredibly excited because the market where I am is amazing for it! I’m curious about the contract that you have with your landlord. Ive fully disclosed my intentions with my landlord and even brought him on as a partner for multiple reasons. But we are still going to have a contract in place covering both of us and would like to take a look at some of your contracts so I could bounce ideas off of it. Also if you had any recommendations for someone that is just starting out utilizing this business model that would be appreciated as well. Thanks for your time!
