I am trying to buy a duplex that is need of updating.  I made an offer over a month ago of $90k and the list price is $129k.  They countered at $128k.  It has now been about 5 weeks and they haven't lowered their price and they haven't sold yet.  I think I can still make money on the property if I pay $100k.  Does anyone have any recommendations on strategy for guiding them into accepting my offer?  I have searched BP for offer letters but they mostly seem to represent seller-carry offer letters.

Find another lender.  There are many out there that will amortize over 30 years.  Most will even do 20.  15 is out of the ordinary for maximum amortization.

Thanks also to Andrew Syrios and Tom Ott for your time and input .  I understand that time spent coaching new folks isn't exactly earning you any money.  It doesn't go unnoticed.  I want to get started investing closer to home just for peace of mind.  I am not saying though, that I am totally against OOS opportunities in the future.  That would be wasting a resource imo.

Zane, I am currently pursuing my first 2 $200k duplexes and\or a $350-400k duplex/multiplex. I plan to employ the Buy and Hold or BRRRR methods for ten years to reach my goal of 75-100 unit multiplex in order to retire my wife. Connecting would be great as I'm looking to network and also find another agent. Thanks for your post.

Fort Worth is a great market for housing.  I know the areas where I would be comfortable buying property but how do I narrow down my search areas from cities to neighborhoods?  I've read the chamber of commerce posts and found where the city is injecting money but those areas don't attract very solid renters.  How else would I find where the next neighborhood is going to go through a resurgence?  I have thoughts on the matter because of what I see when I'm driving for dollars but I'm not an expert. Any ideas, thoughts, or expert opinions would be appreciated.

Anyone have any recommendations based on experience for an attorney for my RE team in the Fort Worth area? I will need corporation and tax advice as well as assistance with Buy and Hold and BRRRR of SFR/Multi-Fam. I realize that a qualified CPA will also be necessary for tax advice but I've already found that team member. Thank you in advance for any help and/or replies.

Greetings 

I have been to the Tarrant County courthouse to observe and take notes for the last two auctions and I am still confused.  Will someone with knowledge of how they operate please explain it to me?  It seems there are at least two different auctions going on at once.  To which auction do I want to pay attention?  Also, what are the steps that need to be taken in order to prepare for these specific auctions?
