I am going through this right now.  I found the property, contacted the seller representative, and made an offer.  Why do I need a realtor?...In the scenario does the work performed warrant $15k?...or even $2500 for that matter.  No.  Paperwork is just that and as investors we should be up on all paperwork because that's what we do.  If we have questions/concerns we can use an attorney.  

Understood and I'll tell you why I'm reluctant...I found my home in Hawaii before my "realtor".  I would find listings and call them to schedule a showing or when I purchase I used him for probably 10 minutes to help me with the paperwork. I did all the legwork.   I understand realtors are busy people...just like this property I found in Florida...I did the work and need about 15 minutes of help with negotiations because I'm not there.  So I have nothing against realtors...just who's interests do they really represent?  For this hopeful transaction I am using one and I found them on Biggerpockets...so we'll see what happens.

Hello...

I'm an out of state investor and am contemplating on whether or not to use a realtor.  I found a single family in Panama City and made an offer...the bank has countered of which I think it's too much for the property.  It's tarped, hasn't been lived in for years, and will need extensive rehabbing.  I'm looking at long term rental.  So...I am being asked to make a counter and have been speaking with the selling agent for the bank.  I cannot have the home inspected until I counter.  Any suggestions on using a realtor or should I just wing it and counter with what I feel is a fair price?....

I live on Oahu and it's been pouring down rain for the past few days.  I would follow thorough on your end.  Military...they don't take kindly to that stuff with any branch of the military.

Welcome back Dillan!..I live on Oahu but have ties in the Hilo area.  I recently purchasedd land in Puns and will be developing that soon hopefully.

I heard back from the county...and the property is just outside their jurisdiction but in the city limits of Springfield...
