I live in truckee and have an active STR permit, which they just renewed for 2022. They have put a moratorium on issuing new permits for AirBnB if you weren't in the system before October of this year. I'd advise talking with a credible real estate agent in the area who knows what's going on with the local regulations and can help advise what needs to happen to being it online. My agent was instrumental in helping get me in line for regulations coming down the line.

@Caleb Webster - that's awesome. Any knowledge of regulations proposed or in effect around STRing an ADU on a property like that? I live in Truckee and given the housing crisis here the town is not allowing anyone who has or builds an ADU in the future to short-term rent. Ideally I'd be looking in Washington county on the west side if I could swing it.

@Caleb Webster - how familiar are you with any regulations that apply to a second home doing this same strategy? I grew up in Portland and would love to purchase property there with an ADU or potential to create one, and AirBnB one of the units or both. I wouldn't be living there full time but would love to spend chunks of time in Portland to see the family once in a while and make some money in the process.

I’m very fortunate to be in the same boat as @Jameson Schwab and bought my primary residence in Truckee a year ago with the opportunity to turn a previously converted garage into an ADU. I'm doing some things myself but not much and the build out to change an already permitted interior living space to fully separate rentable studio is projecting to shake out closer to $160/sq ft. after putting in tons of time vetting dozens of contractors and getting turned away by many more local teams. I would be happy to talk through what my project looks like and pass along any helpful information. @John Quiroz are you married to the idea of a new build in Truckee or would you consider buying and adding value to something existing?

@Joe Norman @Lina Bibikov thanks for the input, much appreciated! Appraisal prior to roof it is, as the roof isn’t failing by any means and was actually done albeit unpermitted a couple years back. Shame it needs to be redone already but it’s what got me the house in the first place so I’ll take a $20k roof in favor of $100k in equity since I bought.
