Hey @Noah Bacon! Any way Pro Members can get replays for sessions we didn't attend? I thought registering for Day 1 registered me across the board and would give me replays to all sessions. I'm not seeing days 2 and 3 were sent out, likely because of my own error.

Welcome, @Tiffany Connolly! I'm also a home owner in Truckee with a house hack that is a MTR and a couple of out of state properties also looking to move into NV, most likely Reno given proximity and some other favorable metrics as well. I'm always down to help however I can and network with locals in Truckee! There's a couple meetups in Reno I've started going to but haven't done a ton more to build my network outside of that. 2024 is definitely the year for that.

@Lindsay BuchananI would love to hear about your experience investing in multifamily in Reno as that's one of the strategies I'm considering as well.

Hey @Benjamin P Cohen, north Lake Tahoe resident/investor here in Truckee specifically with an STR permit. Definitely stay educated on regulations as there has been a lot changing just over the past couple years. The Town of Truckee has recently added a one-year waiting period after you purchase before you can be eligible for a STR permit and then once you're eligible you go to a waitlist, which is around a couple hundred at the moment. Truckee is governed by Nevada county and the Town of Truckee so there may be more lenient policies in place in different towns, but in Truckee it's definitely becoming tough if you don't already have a permit or can't afford to wait a couple years.

I'm in the same boat, live in Truckee and actively looking to invest/potentially house hack again or make another STR happen either in Truckee or Reno. Let's link up! Would love to more actively meet and bring value to local investors in the area however I can.

Hey @Christian Espana! I live in truckee and have an STR up here as a house hack. Although I haven't yet found an agent that truly gets the investor mindset, Christy Morrison is an OG in Truckee and I'm on her email distribution that sends the numbers you're looking for monthly.

If you're thinking about making that second home an STR in Truckee specifically, the Town of Truckee has recently adopted much stricter regulations on STRs so it will be important for you to make sure you can cover all costs of the home without relying on short term rental income. There's a cap on the number of STR permits, a year-long waiting period after a home is purchased before an STR permit can be issued. Not sure if this is where your head is at but just want to help you go into it eyes wide open!

Congrats, Mary! That all sounds super exciting. Is your intention to STR the Truckee place once it's built, or rent on a more long-term basis? I live in Truckee and have an STR house hack that's part of my primary, and I know the town has recently implemented stricter regulations around how you can STR if that was the plan. Examples of their regulations are not allowing ADUs to be eligible for STR permits and also a one year waiting period after a house is acquired before it will be eligible for an STR permit to discourage investors buying housing inventory for the purpose of STR. Not sure how that rule relates to a new build though. Just want to make sure you go into the plan with eyes wide open around town regulations and make sure you can play by the rules!

@Lynette Guy I'm thinking about leaving Evolve for several of the reasons you already mentioned. Was your listing on AirBnB, and if so, did you get to keep the reviews that were already left after you transitioned?
