Hi all! I am kicking around the idea of setting up systems in attempt to acquire off-market properties in Illinois. If successful, I'd like pick and choose which properties to retain for fix and flip or buy and hold.  All of the other properties could (potentially) be wholesaled, which brings me to my question.  Recently, I believe, the Governor in Illinois implemented a law that allows only ONE property to be wholesaled per year, unless you have a real estate license.  My question is, if I decide to get my license, could I just begin wholesaling, or is it required that I join a brokerage who may or may not (as I understand it) allow me to wholesale?

Hi all!

In December I closed on my first STR, a lakefront property in Wisconsin. My question is, when do I list it on Airbnb/VRBO etc.? It's currently being renovated, but by the time the renovation is over the prime time to get bookings for the summer will be over. Should we list it now with the pictures we have (flooring done, paint done etc.), or do we wait until it's fully renovated/furnished/staged - which could be a couple of months?

I appreciate any input!!
