HI Ned ,Im Trying to get one property that I legally own in one LLC . To another LLC i also own . I asked my tax guy what the best way to do it is and he told me it would be better not to quitclaim it from one to another but to sell it . He said i would pay less that way but im not sure . Its just a vacant lot right now but im going to build on it . Im looking for the best way to transfer it it . I want to pay the least amount of taxes on . Also Im going to build a house on the lot and sell it .

Can you Quitclaim deed a property from one LLC to another In Nevada? (or most states )

If so what is the best way to handle the tax implication? What interest or taxes would i have to pay for something like that ?

I have a tenant that has been in the unit 3 years . They just got bed bugs and state it was from another unit doing a bug bomb .

I am getting the bill this time but i want to add it to the lease that they will have to cover that specific problem in the future .Is that legal for me to do ? How do you guys handle this ?

Hi Guys ,I'm doing a side project. (renovation for a client)  

I know what i would make form a house flip but I have no idea what I should be charging on a  renovation for a client .I don't own the property Im just upgrading and modernising the place for a client . New kitchen new floors , new closets , new bathrooms etc 

Should I just charge a percent of the whole job .

Its a high end 80K renovation for a luxury condo  .Is there rule of thumb I can go by ?

Hi Guys , i'm getting the ball rolling and jumping in on some projects here in Las vegas . Do any of you Vegas investors have some tips on the best material stores . Im looking for flooring , cabinets , showers ,lights . Im going to do some price checking this weekend but I figure this would be a great resource .

I don't see many deals in Las Vegas qualifying for the 1% rule .(Im sure there are some but I dont think its the rule here )

Thank you Juan for the quick response .I think you are absolutely correct . Im going to use it as opportunity. Just make sure my margins are right . Honestly I think its great thing to have deals just showing up at your doorstep.

So lately I know the interest rates are up and it's getting much harder to sell the properties . I also see a flood of wholesale deals showing up in my inbox ,With price reductions . it seems like people are trying to dump their properties . Much more than I have seen in the past . My question is it a opportunity to buy now since everyone is trying to get rid of inventory or is it more dangerous to buy now since you might be stuck carrying the property with no one to buy it .Im assuming that the properties are being wholsaled now a lot more because it's going to be harder to flip . The deals i'm getting in my inbox are from much more experience investors than me . Is there something else im missing ?
