 Thanks for posting this question @DeShawna Travillion.   I have been looking into this matter for a couple months myself as I am working with out of state investors to get loans for properties less than $100K.  I have already spoke with @Brandon Beardt who is working with me.    Please keep me posted if you find a loan package that works for you.

Hello @Donta Williams.   How far away out of town are you moving from Milwaukee?   If you're going out of state (hundreds of miles away), then you would want to consider Property Management just to ensure someone is looking after your properties.    Also why don't you want to hire management?   If the added cost of management will kill your cash flow, then you want to think about selling.     Unless you have someone local who can look after your properties, then you may not have much of a choice.

That is a great question @Elijah Goodman.   I also had to put down 25% for a conventional loan on a duplex and would be happy to work with lenders that require less than that. 

@Alfonso J.is your company offering 20% conventional loans on small multi-families?    The only time I heard that 20% down is required is for a hard money loan.

Hello Clay. That is a great question. As an out of state investor, I would want for an agent who can help find deals before they hit the market, whether that is pocket listings or a property that may be going to the MLS. I would also like for an agent to help provide background information or resources regarding the various neighborhoods in a given market. Now that the crime maps have been removed from Trulia and Realtor, it is important to get accurate information about if a property is in an "A" neighborhood or "D" neighborhood. It's also of great value to have an agent who has a good network of other professionals such as Property Managers, Contractors, and Inspections. This would help the investor build the team pretty quickly, if they are solid performers. Lastly it is great for an agent who can use technology to support their clients, such as recordings of property visits.

Welcome to the real estate business @Kris Laku.  If you're interested there are a couple of networking events among CT based investors.   @Ryan Luby hosts a monthly meet up in New Haven at Bear's Smokehouse BBQ and the next one is tomorrow March 7th at 6PM.   

If too far and too soon, then @Brandon Rush hosts a monthly meet up in New Britain and the next one is scheduled for March 17th at 5:30 PM.   

For future reference, if you want to look for scheduled networking meetings look up BP Events and Happenings and you find a list of events near you by entering your zip code.
