I'm taking the licensing class next month. I'm new to real esate investing and hope to have my first buy and hold next year. I just don't want to have to wait to look at any properties, as I'll probably look at many. I also think I'll sell my currently home in the next year or 2. It's currently appraised at 435k. I figure the commission just off of my house will even off the money I'll spend. If I also have friends or coworkers that'll move, I can be their agent. Also if you sell 1 house a year in my market, it'll more than pay for the fees involved.

I was curious if your spouse can get their own mortgage. Example: person 1 has they current mortgage only in their name and has a high debt to income ratios but person 2 has no debt (doesn't make nearly as much). Can person 2 get a mortgage on their own and not have to use their spouses income on the loan application?

Credit score 702 middle. Also have 6 kids. 4 that live with me. Where I live, there isn't much downsizing unless I wanted to drive 1 1/2 - 2 hours to work. I work in the DC metro area and Montgomery County (cheapest town houses there are like 500 - 600k)

Hello, I currently work 2 full time times (no fun) and make about 180k a year gross. I have about 40k in my 401k (Which I could take 20k out for a loan for a downpayment). My wife didn't work for a over a year and now works a minimal wage job. I've  have about 50k in credit card bills and my current mortgage is 3k a month. I also have a student loan and 2 car notes. I would like to get buy and hold property(s) maybe in Jacksonville, FL since the prices there are pretty low compared to Maryland where I live. What can I do know to make that happen with my current situation? All the loans I see are debt to income based. Please help.

In MD, we can't talk to owners in foreclosure and buy their house. The laws here are so strict when it comes to this subject.
