Newly available, not yet been listed on the MLS.

Nice three bedroom two bath home (1466 Sq. Ft.) in the desirable Laurelglen area of Bakersfield southwest has become available.

The home has great curb appeal and is in a very family friendly neighborhood in a sought after school district.

The MLS and tax records show a positive upward trend for the zip code and the Laurelglen area in particular.

Current comparables range from 98.46 to 166.54, the median being 149.56. Per Sq. Ft.

The home was built in 1983 but was damaged by fire and rebuilt with the necessary permits and inspections from the local jurisdiction.

What this means to the buyer is you are purchasing a home which has most framing, roof, plumbing, mechanical and electrical systems new in or around June of 2008. So the important components are twenty three years newer than the comparable properties. This is a huge plus when looking at CAPX projections……

Another consideration for the investor is the owner is does not wish to move until August of this year and is willing to rent back the house for $1100.00 a month.

Market rents are in $1,200-$14,00 range

The property has no landscaping in the back yard so may be considered a blank slate for your landscape preferences.

Floor coverings and interior paint will be desired to freshen up the property.

For a buy and hold investor this property holds tremendous potential as the area is one of the most desirable in Bakersfield and has shown good appreciation historically.

This property will not be around for long due to its location, condition and pricing.

There is a Bakersfield REI meet up every month at the Rusty's Pizza on Ming @ Ashe Rd. The meeting is held in the side room on the south side of the building. It is at 6:30 on a Thursday evening, the third Thursday I think.... There is no charge to attend and it is an interesting group of people, some just starting out, some with years of experience, realtors, investors, wholesalers, attorneys, and retired sheet rockers! It is very informative and there are sometimes deals you may be interested in. The guy who started it is @Gene Hacker who is a home inspector and investor from the Kern River Valley area.  Look in the BP meet up or events section for more information.  Good luck to you.

@Account Closed  Thank you for taking the time to respond Sue.  My inclination was to not provide the account information as well.  The social security number is necessary as you say to run credit.  This is a great site with many helpful and experienced folks willing to assist others.

My son contacted me regarding the standard rental application he received which asked for the usual information but also requested his bank account number, institution, and balance, credit card account number, balance, and provider.  Also his social security number.

I have not seen one of these forms in several years and do not remember asking applicants for their social security, banking, and credit card information.  I did do credit checks however.....

In closing it seems like a high risk proposition to provide a stranger with such sensitive and potentially harmful information.

I would appreciate the opinions of those who use these forms and your opinion as to the wisdom of providing such detailed information.

Welcome aboard, go to the real estate events and happenings thread and find the posts about the monthly meetings locally.  The meet up at Rusty's Pizza is fun and very informative.  You can meet fellow real estate investors with varying degrees of experience who will be happy to assist you.  A member of this forum @Gene Hacker is the organizer and the March meeting details will be posted on this forum in the near future.  Happy investing!

Consider Bakersfield Property Solutions. Robert Savage is the operator and a re broker. They have managed a property for me and currently manage a friends SFR rental. Both of us are pleased with their services.
